Pretty village pub, free of all tie, on a National Trust estate, offered as a fully turnkey opportunity to increase the food offer and events, zero business rates, low rent and everything in place to grow.
Great scope to increase revenue for committed and passionate tenants ready to take the pub forward to the next level. Everything is in place, from a lovely 1 bedroom accommodation recently fitted out to a high standard, to all the fixtures and fittings, staff, kitchen equipment and a large catchment area.
Situated in a beautiful and historic location, Coleshill, on the border of the Cotswolds, between several towns and close to all amenities this is a popular village pub. The building is owned by the National Trust, who are a caring and supportive landlord.
The current tenants are retiring but have developed the Radnor Arms to a point where it can continue to trade from day one. They have spent two years refurbishing the pub and installing the safety and compliance, the systems and security, the accommodation and establishing the garden. They received their 5 star food hygiene standard and a talented chef is in place.
The business is now for sale and on approval by the National Trust the 10 year lease will be assigned.
You truly just need to step in and continue to operate, with the assurance that all the hard work has already been done to establish the pub.
Turnover can be improved by opening more days and hours of the week, hosting events and marketing on social media etc. The current tenants have simply opened the doors to trade and there is ample scope for increasing turnover from this point on. It’s a fully built-up business with everything in place to grow further.
You will need a business plan with basic financials to present to the landlord and some general marketing ideas of how you would host events and build on the community spirit of the pub.
A sale document has been prepared with photos and detailed descriptions and is available on request to interested parties.
Pub Description:
Situated on the main road between Highworth and Faringdon, the pub has a car park at the rear and free street parking outside. An established garden with large benches is split into several areas for dining and events. An outbuilding called The Forge provides additional seating and a large screen tv for sport.
A large shed (for freezers and other equipment) and a log store are in the garden also, with two bike racks and a recently decorated outside toilet.
Inside, the main bar is to the side of the building, with large benches outside the door. The main bar accesses the Snug and the Dining Room and the Dining Room also has its own double doors at the side. Toilets are off the main bar also (three cubicles). The main bar has several tables for dining, the Snug two large tables and banquette seating, the Dining Room is a high ceilinged room for 22 covers. The Forge outside has comfy seating for 12 covers. The garden has 13 large benches. The Dining Room has a service bar also with a draught cocktail machine.
The main bar has two bottle fridges, two ale pumps, two chillers (Coke and Guinness Extra Cold). Local breweries provide free maintenance on all bar and cellar equipment.

Additional freezers are in the shed and rear passageway where there is also a washing machine plumbed in for commercial washing.
A ground floor cellar is accessed in the rear passageway and this exits to the garden. Beers and packaged drinks are stored and there is a walk-in chiller for additional kitchen food storage.
Bins are housed in the rear passageway.
CCTV is right round the building and in every room inside and can be run through an app on mobile devices. A useful CCTV monitor is in the bar area for staff to monitor.
Wifi is throughout the building and into the garden.
The till system is a simple ipad system with card reader. Back office can be set up easily and to monitor sales.
All compliance paperwork and all paperwork generally is organised for handover.

The National Trust are hands-off with regard to the business but are there for support if required.
The area is popular for walkers, dog walkers, cyclists, villagers, NT farm tenants and visitors from all the towns around.
The pretty village of Coleshill has a church, a National Trust centre with café and is very welcoming. The countryside around is beautiful.
