Due to ill health we are reducing the cost by a considerable amount.

Pretty village pub, free of all tie, on a National Trust estate, offered as a fully turnkey opportunity to increase the food offer and events.

Benefit from zero business rates, low rent and everything else in place to grow the trade.

The hard work has already been done for you; you can now put your own stamp on the pub with your own personality. You can trade while pursuing your own dreams with your own free-of-tie country pub.

There is great scope to increase revenue for passionate people ready to take the pub forward to the next level. Everything is in place, from a lovely 1-bedroom apartment recently fitted out to a high standard to all the fixtures and fittings, staff (if you need), kitchen equipment (with a shed-full more) and a large catchment area.

Situated in a beautiful and historic location, Coleshill, on the border of the Cotswolds, between several towns and close to all amenities, this is a popular village pub. The building is owned by the National Trust, which are a caring and supportive landlord.

The current tenants are retiring but have developed the Radnor Arms to a point where it can continue to trade from day one. They have spent two years refurbishing the pub and installing the safety and compliance, the systems and security, the accommodation and establishing the garden. They received their 5-star food hygiene standard and staff are in place if the lessee would like to keep them on.

The business is now for sale and with approval by the National Trust, a 10-year lease will be assigned.

You truly just need to step in and continue to operate, with the assurance that all the hard work has already been done to establish the pub. You can then take it in any direction you'd like.

Turnover can be improved by opening more days and hours of the week, hosting music and other events, marketing on social media, inviting walking and cycling groups, etc. The current tenants have simply opened the doors to trade and there is ample scope for increasing turnover from this point on. It’s a fully built-up business with everything in place to grow even further.

You will need a basic plan to show the National Trust your ideas (we can help with this) and some general marketing ideas of how you would host events and build on the community spirit of the pub.

A sales document has been prepared with photos and detailed descriptions and is available on request to interested parties. There are more insights, facts and figures to share within this document, so please ask for it.

A full handover is guaranteed with all paperwork, introductions to suppliers and so on.

Pub Description:
Situated on the main road between Highworth and Faringdon, the pub has a car park at the rear and free street parking outside. An established garden with large benches is split into several areas for dining and events. An outbuilding called The Forge provides additional seating and a large-screen tv for sport and events.

A large shed (for freezers and other equipment) and a log store are also in the garden, along with two bike racks and a recently decorated outside toilet with baby change.

Inside, the main bar is to the side of the building, with more large benches outside the door. The main bar accesses the Snug and the Dining Room, and the Dining Room also has its own double doors at the side. Toilets are off the main bar as well (three cubicles). The main bar has several tables for dining; the Snug has two large tables and banquette seating; and the Dining Room is a high-ceilinged room with 22 covers. The Forge outside has comfy seating for 12 covers. The garden has 13 large benches. The dining room has a service bar with a draft cocktail machine.

The main bar has two main bottle fridges, a small tonics fridge, two ale pumps, and two chillers (Coke and Guinness Extra Cold). Local breweries provide free maintenance on all bar and cellar equipment.

The kitchen is fully equipped with fridges, two double fryers, a 6-burner gas oven, a gas-safe extractor system, and a turbo oven (great for pizzas and roasts!).

The potwash is equipped with counter tops, a fridge, a freezer, a dishwasher, and a sink area.

Additional freezers are in the shed and rear passageway, where there is also a washing machine plumbed in for commercial washing separate from upstairs.
A ground-floor cellar is accessed in the rear passageway, and this exits to the garden. Beers and packaged drinks are stored, and there is a walk-in chiller for additional kitchen food storage.

Bins are housed in the rear passageway, collected by the council and a private contractor regularly.

CCTV is right around the building and in every room inside, and it can be run through an app on mobile devices. A useful CCTV monitor is in the bar area for staff to monitor.

WiFi is throughout the building and into the garden.

The Till system is a user-friendly iPad system with a card reader. The back office is set up to easily monitor sales.

All compliance paperwork and all paperwork generally is organised for handover.

Literally, this is a business you can continue to trade when you take off your coat; everything is in place for you, and the tenants will provide any help you need while you get started.

The National Trust is hands-off with regard to the business but is there for support when required and for their own responsibilities to the building.

The area is popular with walkers to the NT estates, dog walkers, cyclists, villagers, NT farm tenants, and visitors from all the towns around.

The pretty village of Coleshill has a church, a National Trust centre with a café, and is very welcoming. The countryside around is beautiful. Swindon itself is just a few miles away, and Coleshill (in the Vale of White Horse) is on the border of three counties and close to other landmarks, towns, and amenities.
