Ever wondered about what it would be like to own your very own chapel?

An exciting opportunity to acquire a recently fully refurbished 3 bed detached stone house with your very own chapel to convert. The Chapel has planning permission to create something truly magical in the most serene location with far reaching views.

The House

The house has been sensitively and completely refurbished over the last 4 years to an “as new” state and was occupied by a family of 5 for 10 months until recently.

The roof has been completely replaced and tiled with local slate.

All new double-glazed windows with the sash windows allow cleaning from inside. Upstairs have child opening protections.

The stone walls have been sand blasted repointed and weather treated.

Under floor heating in all rooms upstairs and down with thermostats in each room and is powered by an environmentally friendly air source heat pump.

As you enter the driveway you are immediately impressed by the large, picturesque windows of the Chapel and the wonderful recently fully refurbished Welsh stone house.

Entering the house through the front door there is an open plan cosy snug room to the left with log burner, fireplace and TV point. To the right is a bright and comfortable lounge space with door to the rear outside area and a feature fire place with TV and wifi and telephone points.

Through an enlarged opening in the thick stone walls take you to the superb kitchen diner. The kitchen has fitted electric oven and hob with sink and fittings for dish washer, fridge freezer, and multiple cupboard and drawers.

The room flows in to the large diner/entertaining space with fixed welsh dresser, tv point, full length windows with double slider doors. These lead on to the outside dining space with 2 fixed barbecues. Fabulous countryside views and fenced boundary with access gate.

You are then lead through to the entrance hall with space for footware and clothes and includes a hanging clothes rack. A door leads to the utility room with WC, mirror and 1.5 sink and drainer with fittings for washer/dryer.

The hall then leads on to the front entertaining area via a stable door.

Upstairs are 3 very light spacious bedrooms. All have full-length mirrors. The master bedroom has en-suite with light sensor over the mirror, double rainforest shower and extractor and has full length double glazed windows and slider doors with beautiful country views opening to a wrought iron juliette balcony. You can almost see the sea!

A large family bathroom with shower over bath. A Velux opening roof window provides natural light and a sensor for over-mirror light as well as main lights and extractor.

There is some roof space for storage and a fitted cupboard opening on to the landing for storage for domestic equipment and an over-sized hot water tank with back up immersion heaters to ensure hot water at all times.

In the rear space behind the Chapel and the house is a covered area and a substantial new extension which offers many options for use with water and waste water installed and full length double glazed windows with slider doors opening on to a patio area with boundary wall which has been usefully slabbed along its entire length.

Atop the extension is the fabulous sun terrace attached to both the Chapel and house. When ballustraded this will provide the most stunning entertaining area with charming country views all round.

The front garden provides ample parking for both house and Chapel and the house is fronted by a large patio with wheel chair friendly parking and is ramped up to the stable door to allow wheel chair access.

The house is currently fully furnished for use as a holiday let for 6-8 with a sofa bed in the snug. Bedrooms have beds and TVs and open fitted wardrobes. Wall mounted TVs in the lounge and kitchen. The kitchen is fully kitted out with dish washer, fridge freezer, microwave, kettle, toaster. Cutlery, crockery, glasses and cooking ware. The utility has a washer/dryer. All are available by separate negotiation.

The Chapel:
A very exciting addition the property. The Chapel is an amazing feature to this property and with the comfort of your home next door you can really take your time to turn this into something truly magical. Whether this be an extension to your own home or a business venture it is sure to wow. Planning permission was granted in December 2021 for a 3-bedroom house for holiday letting.

A new roof in local slate was fitted approximately 12 years ago.

The main double doors open to a hallway with upright organ in front and part glazed wooden wall. Stairs on either side lead up to the balcony which is lit by a large arched window facing to the east and 2 long side windows.

Electricity (upgraded for domestic use) is installed and mains water and waste.

The plans include for an upside down arrangement with 3 bedrooms and bathroom downstairs. Upstairs would be the living spaces with planned access through the arched windows to an entertainment area above the front door and to the sun terrace to the rear.

A temporary new electric shower and WC are in an enclosed space and kitchen sink with working surfaces is also present.

Fittings and furniture in the Chapel including a Riley convertible snooker table come dining table are available by separate negotiation.

Outside:
The outside space has been designed to take in the sun on different parts of the day with different areas to enjoy. With this property originally being built for holiday letting the garden has been built to be very manageable and low maintenance. There is an option to purchase separately some grass land to the side of the chapel.

Location

The plot is located on the road to Cwymtydu bay which is just over a mile away with its pebble beach, car park and delightful café where seals are often sighted. There is a fabulous coastal path leading South to Tresaith and on to Cardigan. Or North to the popular sandy beached town of New Quay with its yacht club, water sports centre and many highly rated restaurants, shops and other amenities. The charming village of Nanternis is only three miles from the lovely coastal seaside town of New Quay, with its two glorious sandy beaches. It offers dolphin-spotting boat trips and water sport equipment hire in the summer season. Eleven miles north of Nanternis lies Aberaeron with its beautiful horseshoe-shaped harbour flanked by picturesque colourful Georgian houses with wonderful restaurants and shops. Unmissable beaches in the local area are at Tresaith and Llangrannog both well served by pub restaurants favoured by the house owners. Then there is Mwnt Beach, a short distance north of Cardigan, which has a lovely big sandy area at low tide, a pretty little church up on the hill and lots of beautiful wild flowers on the cliff-tops.
