Running a ROOMS® business is about setting and maintaining good standards in managing house shares. It’s very much a ‘people business’ in terms of managing tenants and coordinating with contractors. While that can sometimes be where the challenges come, by and large, it manifests as good fun and satisfying teamwork.

While a new Franchise Partner does not need experience in running their own business or in managing property, what we always look for is a love of property and a personal commitment to supplying a valuable and good standard of accommodation, combined with a willingness to work hard, and get things done (we never run out of things to do!)


At ROOMS®, we enjoy the challenge and excitement of working days that are rich and varied. There’s never a chance for boredom to creep in, and there is always the opportunity to learn new things about:

  • Managing contractors and tenants to get the best outcomes
  • Compliance or financial changes within the property sector.

A typical day for a ROOMS® franchisee starts with a team meeting to touch base with everyone, then spending an hour or so marketing to your landlord database and prospect landlords.

Then, some time would be spent getting operations/maintenance issues sorted out, usually interspersed with various contractor and tenant enquiries and walk-ins. Depending on how busy it has been, a good day will end with catching up on paperwork and writing the to-do list for the next day.
