Property Information

Freehold

Location:

A Royal Burgh since 1140, Forres is one of Scotland’s oldest towns, steeped in history, and also one of its most attractive. The area is popular as a residential location but it is also very popular with tourists too. Forres makes a great base to explore the beautiful Moray Firth region which has something for everyone’s taste; historical monuments, museums, castles, visitor centres etc. The town has a long-established history with whisky distilling and is on the Whisky Trail; Dallas Dhu Distillery, which lies just south of the town, dates from the Victorian era, and though no longer in production it is maintained in working order by Historic Scotland and shows how older distilleries were operated. Benromach Distillery is an active distillery with a visitors’ centre and is located just off the Forres bypass. The Town has a popular 18-hole golf course plus many others within a short drive. The River Findhorn, just to the West of the town, is a famous salmon river but also plays host to a range of river activities including white water rafting (billed as the best white water in Scotland by some), kayaking etc. Extensive countryside offers fantastic walks.

Premises Details:

Description
This sale comprises of a well-presented non-trading retail unit which operates as a newsagent in the popular town of Forres. Overlooking the prestigious St Laurence Church the property is situated on the main road through Forres and historically enjoyed a steady footfall.

Historically, there was a wide range of other products sold, traditional newspaper and magazine selection, confectionary, cards and stationary products, along with drinks and ice cream. A trial with organic food proved to be successful which suggests one alternative use for the premises. The shop has also served as a UPS drop off point for which a small fee is earned per parcel as well as having provided the facilities of Payzone and a Health Lottery terminal. The shop historically operated 8 paper rounds on a daily basis with 2 additional larger Sunday rounds. Sue’s News traded 7 days a week with restricted hours on a Sunday. The present owner has owned the shop for 16 years and it is his desire to move onto new ventures away from the area.

The property
The subjects comprise the ground floor of a two-story building, and has two large windows to the front made from safety glass. There is a double storm door to the main street and a single pane wooden and glass door to entry. The flooring is of vinyl tiles and the ceiling is of modular ceiling tiles. The building is of stone construction under a slate roof and is set over two floors; the first floor comprises a private residential flat and this is not part of the sale. There is no owner’s accommodation.

Trading / service areas
From a main street location in the town, across from St Laurence Church, the shop benefits from good visibility and easy ‘street level’ access. The retail area, extending to about 48m2, has power points and lighting. There is a large serving area behind a counter, with storage on shelves underneath, and a till, which also provides stock/account control for the shop. The layout of the shop allows for a flexible utilisation of fixtures and fittings. To the rear of the main sales area is a stockroom and general utility area, which has a sink. There is a separate w/c with wash hand basin. These additional areas extend to circa 15m2. Though this is not a business sale all fixtures and fittings are included in the sale.

Services
The property benefits from mains electricity, water and drainage; heating is by under counter electric blow heaters. There is telephone and broadband.
