Our client has owned and operated the business since 2004 however the Beech Tree Inn has been trading since 1976 and is therefore extremely well established and something of an institution.
The business enjoys a good mix of clientele with many locals and regulars as well as benefitting from high levels of tourists, day trippers and walkers doing the West Highland Way, and has a great reputation for its hearty, freshly made pub grub including classics such as Fish & Chips, Steak Pie, Macaroni Cheese, Scampi and Burgers etc.
As well as a small retail offering, the business also offers a click and collect shopping service which has proved popular, and also offers a walk-through service hatch for walkers.
The business also offers animal experiences, with opportunities to meet and pet the animals which has proved extremely popular with families and local schools.
Due to our client’s personal circumstances the business has been run very much to suit themselves in recent years, only opening during the day, and they have not concentrated on developing the business. It is felt there is huge potential for a new incoming owner operator to take on much loved and well-established business which offers huge growth potential. There is undoubtedly massive potential to open in the evenings as well as possibly looking at other avenues such as camping, glamping pods etc to take advantage of the West Highland Way. It is also felt that the site could lend itself to a variety of commercial uses or for residential development subject to planning.
The subjects benefit from an adjoining and well-proportioned owners cottage comprising modern dining kitchen, large lounge, modern bathroom, master double bedroom, 2 attic rooms and conservatory.
The Beech Tree Inn benefits from a prominent and highly visible roadside trading position, at the gateway of the Trossachs, on the well-travelled A81, a popular tourist route linking Glasgow, which lies 14 miles south, with Callander in the north (22 miles). The surrounding area offers some of the best scenery in the whole of Scotland.
Whilst the property fronts onto the A81, the rear of the property backs on to the world renowned West Highland Way, which runs behind the car park and attracts high volumes of walkers who take on the famous 96 mile trail from Milngavie to Fort William.
The subjects lie within the picturesque hamlet of Dumgoyne, which takes its name from the nearby hill on the edge of the Campsie Fells within the Stirlingshire area of Scotland.
The subjects benefit from high volumes of tourists and day trippers with nearby attractions including the Glengoyne Distillery (0.6 miles), Devils Pulpit and the Loch Lomond & Trossachs National Park.
The subjects are easily accessible from Glasgow but also benefit from the many surrounding affluent villages including Strathblane, Drymen, Killearn, Fintry & Balfron to name a few.
The subjects can be accessed from the roadside but the main entrance is from the car park at the rear via the garden.
