We wish to retire so Buchan Guest House presents an opportunity for new owners to bring their own plans and dreams to life with the benefit of sustainable income from a high percentage of returning customers.
Located in conservation village Moffat just one mile from Junction 15 of the M74 which carries the bulk of traffic between England and Scotland. Moffat has a number of hotels and Guest Houses so is well known as a place to overnight or take a longer break exploring the south of Scotland. There is trade all year round for those who wish to do so though some prefer a winter break.
2017 activity was 1320 bednights from 490 bookings. Down on previous years due to health issues so a great opportunity for new owners to create substantial growth. We open all year except Christmas and variable dates when we take holidays.
Business is very actively trading, is in walk in condition and sale will include all furnishings, linen, crockery and white goods etc. The building, decor and services have always been maintained with one bedroom redecorated Jan 2018

As we use the property: Lounge, one bedroom and bathroom separated from the guest area by a small hall. This gives us some more privacy. This owners accommodation suits us as a couple though some of the guest rooms could easily be taken over by the owners if family space were needed. We use the guest house kitchen and laundry both of which are beside our own rooms.
