The business
The Spread Eagle Inn is a unique pub situated in a stunning setting, which benefits from the incredible visitor numbers to the National Trust Estate year round. The Inn exudes quality and character and has an enviable reputation providing quality food, drinks and accommodation. The operation is particularly well run, largely under management, with a compliment of full time and part time staff.
The business has a strong wedding and function trade, which runs throughout the year. The property also has a huge lift around the Christmas period, when the National Trust put on a seasonal festival including millions of lights, lasers and seasonal sounds from the end of November to early January each year, attracting over 70,000 visitors. The Spread Eagle has a completely new BBQ station outside which has proved particularly popular around the Christmas period and during the summer/warmer months. The Inn closes for 2 weeks in January.
The rooms are always popular with approximately 95% occupancy and a 4 star gold AA rating. The trade is split approximately 65% food, 10% accommodation and 25% wet sales. Afternoon teas are also very popular during the summer months.

Tenure
We have been informed that the property is held on a Free of Tie lease from the National Trust, on an Internal repairing and Insuring basis.
