I am selling this harbour cottage complete with all furniture, carpets, curtains, furnishings, crockery, bedding and towels as is required for a holiday let.
Cottage is a 400 year old terraced cottage, overlooking Watchet’s ancient harbour. It is an ideal place for a holiday. Perfect for a family or group getaway, the cottage has plenty of room for all. Located right in the centre of Watchet, the cottage has a delightful, enclosed terrace backing onto the harbour. A great place to sit and witness one of the highest tidal ranges in the world.
Living room/Hallway (20' x 11' excluding bay window) with a Victorian open fireplace, arm chair, 2 seater couch , dresser unit, hall table and 2 mirrors ; Exposed brick archway behind the fireplace with a walnut coloured Welsh dresser. Dining room/kitchen (16'9" x 11' 6") with beams, built in washing machine and dishwasher. Large open fireplace. Large kitchen table to comfortably seat 6 people. Understairs cupboard off the kitchen with tall fridge/freezer and storage space for hoover, mop etc. Second living room (15'4" x 10'5") with 3 piece suite, Victorian open Fireplace, wall mounted TV and 2 coffee tables.

It has a flying freehold over the neighbour's adjoining terraced house (originally these 2 houses were one). This affects approximately 3 metres along the side of bedroom 3 and the main bathroom.
There is parking space outside the cottage but this is restricted to 30 minutes during the day. there is a pay and display car-park just across the road where an annual parking permit can be bought.
Watchet has a long history which is evident all around, and just outside the front door of the cottage is the town’s old gaol and museum. There is a good range of shops, pubs, tea rooms and restaurants, and the harbour is a great place to sit on sunny afternoons and enjoy an ice cream. The two beaches are perfect for rock pooling, fossil hunting and are dog friendly all year round. Watchet also benefits from having a railway station connected to the West Somerset Steam Railway. This well-run line offers a great day out for all ages.
Nearby Minehead has a good range of shops and other amenities. Visit Dunster Castle and medieval village, Porlock Weir and the Victorian towns of Lynton and Lynmouth for a great day out. For those who enjoy walking, the famous South West Coast Path starts in Minehead, with the West Somerset Coast Path linking it to Watchet. There is a wealth of spectacular walking on nearby Exmoor, The Quantock and Brendon Hills. There are beaches at Minehead, Blue Anchor and Dunster and a little further afield are the brilliant surfing beaches of Croyde and Woolacombe. Horse riding, fishing and golf are all available locally. Shop, fish and chip shop and restaurant 100 yards, pub within 50 yards.
This cottage is currently being let by a local cottages letting agent. Their commission was £6,229 for financial year 2017-18; Cleaning and laundry costs were £5,593. if this cottage was managed by the owner the profit would be significantly higher.

Terraced cottage around 400 years old
I believe this cottage has a unique location; when lying in bed you can hear the sea lapping in the harbour. Sitting out on the terrace you can watch the tide coming in and out; boats leaving and arriving in the Marina; the sea scouts kyaking; beautiful sunrises and sunsets over the sea and on a clear day you can see Wales
I have owned cottage since May 2000. Originally it was just a holiday home for friends and family but since November 2015 I have let it as a holiday cottage through a locale agent who take approx 18% of the income. Because my main residence is some 160 miles away I have to use a Cleaner/Housekeeper to clean the cottage and sort the linen etc. The profit margin would be much higher if a new owner set up their own website and managed their own bookings. I have now retired and need the capital from selling the cottage.
