How to Sell a Campsite

Camping is on the rise! Find out how to take advantage of this when selling your business.

Camping has had a resurgence in the UK and there are a lot of entrepreneurs who are looking to take advantage of this. Part of the increase in popularity of camping is the number of options that have become available to holidaymakers.

There are glamping, staycations and caravanning and all of these have choices from the cheap to the extravagant.

As many people want to escape from their modern lives and get out of the cities, camping has become a sort after way to spend the holidays. All this could mean that it’s an ideal time for you to sell your campsite.

Sell Your Business

Preparing for sale

It can be tempting to take your finger off the pulse when you are thinking of selling. Running a campsite is a full-time full-on business and making the decision to sell can lead to the feeling that you can finally relax.

This, however, couldn’t be further from the truth. If you want to find the right buyer at the right price, you will need to keep your campsite running at top performance. You will need to make sure you are  preparing for the sale.

Buyers will want to know that the business that they are buying is going to be profitable once they take it over, so it is important that you keep marketing and drawing in guests.

Think about the appearance of your campsite. Keep the grounds maintained and looking good so that it is attractive to potential buyers.

It could be well worth being able to point out to buyers the possibilities that your campsite holds for expansion into other markets.

If your campsite doesn’t have glamping available, you could look into the potential that there is for future glamping options.

This would appeal to a lot of buyers as it could extend the possible days that guests are able to stay at the campsite in winter or, act as a draw in the off-season.

It will be important to buyers that there is some sort of revenue coming in throughout the year. Connect with businesses in your area that you could partner with to offer packages that include things such as cooking, art or yoga classes that could draw people in the quieter months.

Your businesses value will depend on a few things. Having the correct permissions and licences for your campsite is incredibly important. Many buyers will be looking to buy a pre-existing campsite business because all the legal requirements and site licenses will already be in place.

If any of these are outstanding, the value of the business will be affected.

Make sure that you have the exact boundaries and features of the property on hand to show potential buyers. Lakes, trails, adequate access and parking will all add value to the business.

Research other campsites in the UK and consider how yours stacks up in order to determine what kind of value your business has.

Make sure that there is something that makes your campsite stand out from other ones in the area. A buyer will want to know that there is a reason that they are buying your business over a different one.

Marketing your business

When you decide to sell your business, you will have to consider whether or not to use a broker. If you are not familiar with selling businesses, this is an option that you may want to make use of.

Find a broker that is familiar with selling campsite businesses or is willing to take the time to get to know and understand your specific business.

You can also list  your business online so that you can reach a large audience and hopefully find not just any buyer but the right buyer so that you can be happy when you hand it over to them.
