The town of Monmouth is one of Wales’ most historic towns, founded in Medieval times and was one of its largest and most civilised settlements. It has a population 10,508 and stands in the Welsh/English Marches, astride the River Monnow where it meets the River Wye. It has some excellent communication links being alongside the A40 dual carriageway trunk route which via the A449 links the Midlands with South Wales.
The Coach House is located in the very heart of the town just off the main square. It is an historic property which at one time would have been stables for the Kings Head Hotel, (now a J D Wetherspoons). The main Coaching Inn stands on Agincourt Square. The property consists of two separate buildings, both Grade ll Listed and dating back to the 1700’s. The main Coach House offers three section ground floor restaurant and reception with seating for 50+ customers, at first floor four en suite letting bedrooms and at second floor a former owners flat. There is a courtyard and separate building known as Prospect House which previously held planning permission for conversion to a two bedroom house.
Main restaurant, an attractive trading area on split levels. At lower level is the Reception lounge which has assorted seating and Reception/Dispensing Servery which has light oak panelled frontage and mirror display back fitting. The room has boarded floor and off this area is a set of Ladies, Gentlemen’s and Disabled Toilets.
Steps up into the Dining area which is a well furnished room with part carpeted and part boarded floor, has contemporary slat back dining chairs to assorted tables currently arranged for 40 customers. The room is intimate and despite having a large capacity is split into two principal sections and would at one time have been more than one room.
The Catering kitchen is well equipped with full selection of stainless steel catering effects and work surfaces, has two separate ceiling fitted galvanised extraction canopies, quarry tile floor and fully sealed walls.
There is separate external access to four en suite letting bedrooms at first floor, all furnished to a high standard with television, full bedroom suite and coffee making facilities. Bedroom 1 is a double sized room with en-suite shower room. Bedroom 2 is a twin size with feature fireplace and en-suite shower room (with double shower). Bedroom 3, double size room with en-suite shower room. Bedroom 4, double size room with bathroom en-suite, the bath having a shower over.
Also at first floor is the business’s Office/laundry utility room.
Located at second floor is a Private flat. The flat is currently used purely for storage. It consists of a Double bedroom, good size Private lounge (or further double bedroom), Bathroom, separate WC and Kitchen (not currently fitted).
Prospect house is the former stables for the Coach House and is a two storey brick building with pitched pantiled roof. It is currently utilised for storage with the ground floor being split into general storage. Although there is a fitted commercial Prep/freezer room/dry store. On the first floor is an area again utilised for storage and it has vaulted ceiling.
Planning permission was passed in December 2006 for the conversion of Prospect House into a two bedroom independent dwelling which could be separated from the business. It was to be an ‘upside down house’ with the two bedrooms and a bathroom at ground floor with living room/kitchen at first floor. This consent has now lapsed.
Attractive paved Courtyard garden located between the Coach House and Prospect House. When the restaurant was utilised this was a popular ‘al fresco’ drinks and dining area.
