Due to changes in personal circumstances, we are selling our much loved B&B in Llandudno. The detached, late Victorian, property is situated on a corner plot in a quiet street (but still very much in the centre of the town). We are a short stroll from the main shopping street and lots of drinking and eating establishments, whilst being a 5 minute stroll from the North Shore with its fabulous promenade and pier, and a 10-15 minute walk to the West Shore. We are about a 15 minute walk from Venue Cymru (1500 seat theatre).
We have 6 en-suite guest bedrooms over 3 floors, including 1 on the ground floor which is a huge asset, plus owners accommodation consisting of 2 bedrooms, shower room, and lounge diner. There is flexibility in the layout for which room to use as the owner's lounge diner and which to use for the guests' breakfast room.
2 of the first floor rooms have a view of the Great Orme, and the top floor has views across the town rooftops to the mountains of Eryri (Snowdonia) beyond. The current owners have used the top floor room as theirs for the past 5 years due to an elderly relative living with them and using the ground floor owners facilities as their private "annex".
We have a car park which can fit 5 cars (again another extremely popular asset, and often used as a search criteria by potential guests), along with unrestricted street parking in the road if required.
There are gardens to the front of the property for guests to use to relax in. There is a paved courtyard to the side / rear for the use of the owners, along with a brick built shed with mains electricity.
There is also a store room (we have previously used it as an office but it has many potential uses) on the top floor (labelled Room 6 on the plan).
Since buying the business in 2019, we have only opened for around 6-8 months of the year (when allowed with Covid arriving less than 12 months after buying the Guest House and the restrictions being very strict in Wales), so our turnover is very understated from what could easily be achieved. We've also had reduced capacity with the large top floor room being unavailable to guests. This would make an ideal family room when returned to its intended purpose.
We see much repeat business from our guests, with some returning more than once each year. We have won a few "traveller based review" awards from well known online travel agent sites over the past 5 years, and have many guests staying based on our reviews. We also still have repeat business from guests who first stayed with previous owners of the business. Guests don't just love "us"; they love the house itself and its location in the town.
The Guest House was completely re-roofed during 2020 with a 25 year guarantee in place. The 'owner's area' roof has a 30 year guarantee, also replaced in 2020.
Our quoted Turnover is based on a very achievable figure if fully open for 8 months of the year with all 6 rooms available to book, at mid range pricing for the town. There is potential to open all year round as the town still attracts visitors in Winter.
Please note: there are some items within the guest areas of the property that belong to the owners and not the business, and are therefore excluded from the sale. These are generally limited in number and will not affect the business operation, apart from Guest Room 5 (top floor) which is entirely personal property and not included in the sale. We will obviously point out specific items on viewing if requested.
Due to the care situation, we have sadly been closed since October 2023, but know this will have very little impact on business, especially with the use of OTAs like Booking dot com.
We can sell with no onward chain so are able to move quickly for anyone in that position.
