Via Italia was established by our clients in November 2013 however has been sub-let for the last couple of years, and is therefore well established in this location. In this time the business has built up a strong reputation for its street food concept, which is fast, casual, authentic Italian cuisine including hand rolled Italian piada sandwiches, pasta bowls, street sides and chopped salads, served in a warm and inviting atmosphere. The business sells a good selection of soft drinks but is also licensed to serve beer and wine.
The business enjoys a strong customer base from the many surrounding operators, shop workers and residents, as well as benefitting from the huge volumes of footfall from commuters, shoppers, tourists and visitors etc.
The business trades Monday to Thursday 7:30am-midnight, Friday 7:30am-1am, Saturday 8:30am-1am and Sunday 8:30am-midnight.
Whilst it is felt that Via Italia is still a strong brand with further growth potential, we also believe that this prime unit would suit a variety of different food and retail offerings.
The subjects are held on an original 20-year lease from August 2013, expiring in August 2033 with a current passing rental of £75,000 per annum subject to 5-yearly reviews.
The subjects occupy a prime corner trading position on the corner of Union Street and Gordon Street, right next to Glasgow Central Station in the heart of Glasgow City Centre. The subjects are therefore prominently positioned in arguably the busiest location in the whole of Glasgow, with Central Station receiving just under 33 million passengers a year, making it the busiest railway station in Scotland.
The subjects are also in the middle of one of the busiest commercial areas of the City with a huge number of offices, shops, bars and restaurants in the immediate vicinity. The subjects are only a short distance from Buchanan Street, the city’s main pedestrianised retail thoroughfare, which is home to many of the leading high street and designer brands as well as House of Fraser, Buchanan Galleries and Princes Square Shopping Centre. The subjects are also only a short walk to George Square and Queen Street Station, and as such, benefit from high levels of footfall throughout the day and evening.
Glasgow is located in the West of Scotland, 40 miles west of Edinburgh. It is the 4th largest city in the UK and the largest in Scotland, with a population of circa 600,000, however there are around 1.2 million people in the Greater Glasgow urban area.
Glasgow attracts high levels of tourism each year, with a huge number of attractions and amenities including the Kelvingrove Museum & Art Gallery, The Riverside Museum, The Botanic Gardens and Glasgow Science Centre to name a few. The city is a cultural hub, with a number of theatres and concert venues including the Hydro, which regularly plays host to many of the biggest concerts and live shows.
The subjects are accessed via a large glass double doorway on the corner of Union Street and Gordon Street, with large display frontage on either side, and prominent signage and retractable canopies above.
The subjects benefit from pavement seating on both corners for circa 12 customers and also benefit from a service hatch onto Gordon Street.
Internally, the premises have been designed and fitted to a high standard and also retain a lot of original features such as high ornate ceilings and pillars. A large counter/servery runs the full length of the premises and incorporates both hot and cold counters and salad prep counters, as well as a large hot plate. To the rear of the counter there is a range of equipment including a number of undercounter fridges, Turbo chef oven, microwave, coffee machine, glass wash etc as well as the till system. There is a chilled drinks cabinet to the front for customer self service.
There is a good sized seating area to the front which can seat approximately 30 customers by way of a number of booths and loose tables and chairs.
The subjects benefit from a large basement which is home to a large kitchen area with a range of equipment including 2x Rational ovens, 3x Buffalo electric hob, fryer, microwave, toasters etc as well as stainless steel workbenches, sink basins etc. There is also a walk in chill.
Other ancillary areas include storage areas with fridges, freezers etc, staff/laundry room, office and staff toilets.
