THE STORAGE BARNS
Three former farm barns have been upgraded to provide indoor storage for 35 vans. Many local customers store their vans for most of the year, taking them out for a fortnight's stay on the caravan park, and then storing them again until the following year's holiday. There's a hard standing area providing outdoor storage for 25 vans.
THE STATIC CARAVAN:
There is a 40 foot 3 bedroom static van with toilet and shower in its own separate space which is used by the the manager (our son and his family) during the busy school holiday periods.
Walnut Farmhouse is currently let as a holiday home. It has 5 bedrooms, 2 showers rooms, a family bathroom, 2 living rooms, a sun room, dining room, kitchen and utility and a good size garden. These are two former farm worker's cottages that have been modernised and are currently let on Assured Shorthold Tenancy agreements. One is a 3 bedroom property, the other a 2 bedroom. Both have kitchen, dining room and living rooms, bathrooms with a shower and double glazing, generous gardens and ample parking.
THE POTATO STORE:
A large agricultural store, currently holding 1,600 tons of potatoes, is leased until 2021 to a local farmer. The rental is paid six monthly in arrears.
The whole business, caravan park, farmhouse, storage barns, cottages and potato store are part of a 100 acre arable farm owned by John and Carole McLeod trading as Milligen McLeod Farming. Walnut Caravan Park and the four other enterprises operate from a 5 acre rural site at Waxham in Norfolk. It's a tranquil place, part of an arable farm and located within easy reach of the Norfolk Broads, close to some beautiful sandy beaches and near Horsey Gap, home to a huge seal colony. It is 12 miles from Great Yarmouth and 2 miles from Sea Palling where there is a grocery store, post office and a pub.
There is plenty of scope for expansion.There could be a small site shop, there’s space for more static caravans or perhaps log cabins. There is unused space in the barns which could have other storage uses, such as furniture or documents. I’ve even had a suggestion to turn the site into a wedding venue. All, of course would need planning permission.
You’ll see on the aerial picture on the top left there is a large camp site. This only operates for 6 weeks in the summer and caters mainly for camping holidays. Look top right and you see a very big touring van park which has over 200 pitches and is only open between May and October. Both sites cater for very different holidaymakers to those who prefer the peace and quiet of Walnut.
In the five years our son and his family have run the business they have increased visitor numbers, improved facilities at the site and boosted the farmhouse lettings from just 10 weeks in the first year to 40 weeks last year. They have now decided they want to do something different and admirably are striking out on their own, independent of the family business. The main businesses at Walnut Farm i.e. the caravan park, the storage barns, the holiday let and the potato store do not really fit our core business which is arable farming and residential letting. My wife and I are in our seventies and more than busy running our 1,400 acre farming business and a further 11 (soon to be 16) properties in the area. We are moving towards retirement rather than looking to increase our workload and responsibilities.
Our son and his family have effectively operated 24/7 opening hours, mainly by phone in the evenings, but in person during the day and throughout the busy school and Bank Holiday periods.The site opening/closing times are dependent on the time of year. For the first time since they've run the site it will be closed from the middle of November 2017 to middle of February. 2018
