This outstanding business operation is being sold as a profitable turn-key operation. However, in recent years the businesses sole owner has restricted opening times due to health reasons; in essence reducing opening days to 5 each week (Tuesday to Saturday) and limiting opening times (10:30 am to 4:30 pm). To the right-hand side of the building there is an area set to soft furnishings and coffee tables which is popular with those guests looking for a snack lunch. The lounge can comfortably seat 30 customers. This area has undoubted potential for greater use either as a retail area or other uses. Subject to planning consents, the vendor believes this could be converted to private accommodation usage. There are two customer bathrooms; ladies and gents which are located either side of the bar.

Service areas
The customer areas are well-supported by spacious service facilities. Accessed from immediately behind the bar, there is a bottle store and a chilled cellar / store room.
