Melin Newydd Cottages are located on the Isle of Anglesey which is situated north west of the mainland in North Wales, a popular holiday destination drawing visitors from all over the UK and beyond. The area has recently been dubbed the ‘Adventure Capital of Europe’ having benefitted from multi-million pound investments into the area with activity centres and outdoor pursuits such as Zip World, Adventure Parc Snowdonia, Bounce Below and the four National Outdoor Centres.

The island of Anglesey benefits from approximately 125 miles of picturesque coastline designated as an Area of Outstanding Natural Beauty with numerous quiet coves, sandy beaches and pathways to explore. The property is accessed via Junction 6 of the A55 onto the A5 and then along Llangefni Road through the village of Bodffordd onto the B5109 through Tynlon. From there a private road laid to hardcore leads via a gated entranceway to a car parking area laid to Welsh slate and a roadway to each of the cottages.

Premises Details:

Melin Newydd, (Welsh for ‘New Mill’) dates back to 1833 and as such is thought to be one of the last working windmills built on Anglesey. It was previously owned by the former owner of the well-known Bodorgan Estate, Owen John Augustus Fuller Meyrick, who’s initials remain above the door.

It is thought the windmill was operated as a fully functioning mill until the early 1920’s when it closed due to storm damage and was then used to provide shelter for grazing cattle.

The property was then purchased by the family of the current owners in 2003 and planning permission was granted in 2006 to convert the mill and two outbuildings into dwellings for holiday use.

The restoration of the buildings then began in 2010 with the conversion of the windmill documented in George Clarke’s Channel 4 programme ‘Restoration Man’.

In June 2006 planning permission was granted for the conversion of the windmill and outbuildings into three units together with the construction of a new vehicular access and the installation of a private treatment plant.

0.83 hectare (2.06 acres) is situated to the south of the windmill and cottages, adding to the rural ambiance of the property.

The land is of gently sloping topography, bounded by hedgerows on three sides and with a temporary fence separating the land from the cottages. A wooden storage shed is situated to the boundary at the entrance to the property.

The paddock is currently let to a local farmer for grazing on an informal agreement in order to maintain the land, no income is currently received as part of this arrangement.

We are advised that the current owner has not attempted to apply for planning permission to develop the paddock and it could therefore provide an opportunity for a future owner to develop additional accommodation or facilities, subject to the appropriate planning permission being gained.

In terms of development potential, the land constitutes open countryside and is not subject to any land designations. The planning policy in the Anglesey and Gwynedd Joint Local Development
Plan (2011-2026) states that outside the Anglesey Area of Outstanding Natural Beauty (AONB), proposals for new static caravan and chalet sites may be permitted subject to meeting criteria
