The business
The Eglinton Hotel has been owned and operated by our clients for a number of years, and is long established in the town, dating back to 1859 when it was built as a coach house.

The business trades predominantly as a local’s bar, and enjoys a loyal and regular clientele, derived mainly from the local area, as well as being supplemented by tourists and day trippers, cyclists etc. The pub is very much part of the community and has a pool team, and is popular with functions such as birthday parties, funerals, christenings etc, and has recently obtained a wedding licence.

The pub is popular for live sport, and has the full SKY/BT Sport package, which they show on their many screens.

The Letting rooms is an area of the business which offers huge growth potential. The rooms are currently only really used by contractors on a sporadic basis, and this is an area which has not been pushed at all, and they do not advertise on any booking sites etc. There is also huge potential to introduce a food offering to the business. They currently offer a limited menu to hotel guests and cater for functions, however they do not sell food in the bar, and it is felt this is an area which offers further growth.

The subjects benefit from a prominent trading position on the Main Street (B741) within Dalmellington, a traditional market town and civil parish in East Ayrshire, which lies approximately 15 miles south east of Ayr and 50 miles south west of Glasgow.

Situated in the Doon Valley, Dalmellington stands at 600 feet above sea level and is scattered over a hillside. The town developed around textiles, the railway, ironworks, coal mining and forestry, and this attractive settlement is dominated by the attractive Kirk of the Covenant, which is located at the top of the village.

The Doon Valley Museum is housed in one of the oldest buildings in the town (built 1744), and explores the social and industrial heritage of the area and also boasts an art gallery.

Loch Doon, near Dalmellington is the largest inland loch in southern Scotland, and is popular with outdoor enthusiasts who can enjoy a range of activities including walking, fishing and watersports etc, as well as attracting birdwatchers who come to see the Ospreys nesting. The area is also extremely popular with cyclists, and Dalmellington is on the cycle route from Lands End to John O’Groats, as well as the new South West Coastal 300 route.

Other nearby amenities include a number of golf courses, as well as the Dark Sky Observatory. The town has a thriving centre with a range of independent shops, eating establishments, bank and a post office.

Premises Details:

The subjects are accessed directly from Main Street, leading into an entrance vestibule that gives access to the public bar as well as into the reception area, and leading to the upper floors.

The public bar is laid out on an open plan basis, with a large, fully equipped bar/servery that runs down the left-hand side. Seating is provided for approximately 30 customers by way of fixed banquet seating, loose tables and chairs and bar stools. This area is home to 3 flat screen televisions, as well as a jukebox and fruit machine.

To the rear of the public bar, there is a good-sized lounge area, which has a pool table and provides seating for approximately 30/40 people by way of fixed banquet seating and loose tables and chairs. This area also has a further 2 flat screen televisions.

On the ground floor, there is a small private dining room for about 10 people, but the main function suite is on the first floor and can accommodate approximately 50 people. This stunning room retains many original features including wood panelled walls and cornicing, and is finished off with a large, parquet dance floor.

There is also a large guest lounge on the first floor for hotel guests.
