Our client has owned and operated The Learney Arms for 2 years during which time has carried out a total redevelopment of the site resulting in a wonderfully presented restaurant and bar offering mouth-watering food that caters to all dietary needs to be enjoyed with a wide range of beers, wines and spirits. The business has built up an excellent local reputation for fine food along with being a popular locals bar whilst also offering a takeaway menu and more informal dining with stone baked pizzas. The Learney Arms Restaurant and Public House is located in the beautiful village of Torphins in Royal Deeside. It occupies a prominent location on The Square within the village which is approximately 7 miles north-west of Banchory and 22 miles west of Aberdeen. Torphins sits astride the A980 routing not far from other popular Royal Deeside villages such as Lumphanan and Aboyne. Royal Deeside is home to Balmoral Castle and many other tourist attractions which encourages visitors to the area all year round. Torphins is ideally located as a commuter village for Aberdeen and also has on its doorstep a golf course and access to some of the best skiing areas in Scotland within the Cairngorms National Park.
There is a primary school within the village and a regular bus service to Aberdeen.
It should also be noted there is a 2021 Local Development Plan that hopes to further develop Torphins with new housing including a percentage of affordable housing - this would increase footfall significantly.
