Auld Store Bar
13 Station Road, Law, Carluke, ML8 5LN
• Well presented & established public house
• Same owners since 1986- Supported well locally
• Prominent main street location
• Single bar operation (easily staffed) with pool table & darts
• Lounge area completely refurbished 2018
• Potential to introduce food (previous planning for kitchen)
• Only pub in the village. Ideal for first time buyer
Having bought the pub in 1986 the current owners have built the Auld Store Bar into a well established and presented “locals” pub which is supported well. With it being a 100% wet sales business, having one large bar serving both areas, it is very easily run and would be ideal for a first-time buyer or as an addition to a small private portfolio. Going forward the layout certainly lends itself to the introduction of a kitchen, should a new owner wish to go expand the business and introduce a food offering. With planning permission previously being granted it would be easy enough to explore further with the local planners once again (the owners would be willing to discuss this further during a viewing). Being the only actual pub in the village, there is the local bowling club, it is very much seen as the hub of the community and has built up an excellent community spirit which makes it a good business opportunity for any discerning buyer looking to get into this market. Presented well throughout it has the added benefit of very little or no initial capex being required. A viewing is recommended to appreciate what is on offer and the future potential.
The Auld Store Bar occupies a prominent location along Station Road, within the South Lanarkshire village of Law situated between Carluke and Wishaw. With a population of around 3000 the village has a number a local amenities located along Station Road.
The larger towns of Wishaw and Carluke are within 3 miles from Law, offer further local and national retailers, cafes and licensed properties. Easily accessible with direct transport and motorway links to Glasgow (c.19 miles), Motherwell and Hamilton (within 15 mins drive)
Spacious, brightly decorated and well-presented public bar fitted to a traditional style incorporating free standing tables and chairs, perimeter seating and ample bar stools. The prominent central bar serves both the public and lounge areas making it easy to staff. The bar is accessed directly from Station road and leads into the lounge area to the rear. The room also comprises 2 flat screen tv’s showing Sky Sports & BT Sports, games machine, juke box, pool table and darts board. Access also to male toilets.
Having benefitted from a recent refurbishment in November 2018, the lounge is presented well, in a more modern style but still in keeping with its surroundings. Accessed internally via double doors from the bar (allow it to be closed over for a private party/function if required) or externally from the lane to the side. Seating is by way of fixed perimeter and free-standing tables and chairs. There is also a flat screen TV, sound system and access to female toilets.
To the rear of the public house there is an additional unit attached, which was previously a bookmaker (now closed). When the owners had planning permission to put in a kitchen and extend the lounge, they looked to utilise this unit within the plans. For any new owner it offers further growth potential, subject to getting all the planning in place again. It also has its own access to the rear of the pub.
There is also potential for external pavement seating to the front of the pub.
