A 3 story 18th century house located in the centre of a medieval village in the heart of the Dordogne valley. Numerous tourist attractions are within a 40 minute drive, the main Paris to Toulouse autoroute exit is just a 5 minute drive away, and there is ample free parking within a one minute walk of the B&B. There are a number of bars and restaurants within 5 minutes of the bed and breakfast, and in the summer months the Village is alive with music and other animations.
This bed and breakfast has been opened for 4 years and was completely renovated then, the bed and breakfast has a good reputation and currently has a 8.0/10 rating with a popular hotel booking site. Further advertising is done on the private website and also through the local tourist office. For the year 2018 the occupation rate between January - May was 40% and from June - December was 67%, giving a yearly occupancy rate of 54%.
There are two bedrooms with a maximum occupancy of 7 persons. On the third floor, there is a cozy room, under the roof, with a double bed and a single bed. There is a private shower room with toilet, the room also has an air conditioning unit, the room is fully double glazed and is a very popular choice with my clients due to it's cozy and calm atmosphere.
On the second floor there is a two roomed bedroom, one room with two single beds and the other room with a double bed, a perfect family room. There is a private shower room with toilet and it is also completely double glazed.
On the first floor is the owners studio, which includes a double bedroom a living room, office and shower room with toilet. There is also an outdoor terrace of 8m2.
On the ground floor is the kitchen and dining room, there is also a small 9m2 outside courtyard.
This bed and breakfast is ideal for a retired couple that need to make some extra income or for a couple that are looking to start a small bed and breakfast business to gain experience before undertaking a bigger project. The property can also be used as a holiday let with the entire house being rented. This property is located in the middle of one of France's most popular tourist regions and there is always a demand for good rental properties.

The bed and breakfast is located in the heart of the medieval village of Souillac. It is located just 200 meters from the 12th century church and within a few minutes walk of the local market, restaurants and bars. The Dordogne river, canoe station and a water slide park are just 10 minutes walk away.
It is also located just 5 minutes from the main Paris to Toulouse autoroute exit. A large number of my summer clients stop for the night when traveling from northern Europe to Spain.
Within the center of the village there are approximately 8 hotels, I am the only bed and breakfast located in the center of town. A large number of tourist prefer the 'personal touch' and 'coziness' of a bed and breakfast to a hotel.
After running the business for 8 years on my own I have decided to move to a larger bed and breakfast with my partner.
24/7 operation. Although completely up to the owner as to how many months/weeks they wish to operate.
I will make myself available to the new owner for the first 4 weeks of occupation to explain the current business arrangements, and to help to provide a seamless transition period.
