The Well Country Inn is situated in the village of Scotlandwell, on the A911 approximately 4 miles west of Glenrothes and 4 miles east of Kinross.
The business has been in our clients’ hands for the last 15 years during which time the business has been consistently traded at a profitable level by hands-on owners. Our clients run the business with the assistance of 3 full-time (30 hours) staff including a manageress. 3 seasonal staff are also used on an ad-hoc basis.
There are a total of 9 letting bedrooms, three of which are in the main building whilst 6 letting bedrooms are offered in the lodge house annexe which is a fully detached property located at the rear of the car park. All rooms are fully ensuite.
The business trades well but there is significant potential for new proprietors to increase trade via more active promotion of the letting bedrooms. There is also significant growth in room sales via listing on booking channels such as Booking.com as well as an opportunity to grow revenue per night by raising room rates.
The business is very much the hub of the local community sponsoring and taking part in a lot of village initiatives. The bar is popular with locals as well as guests and visitors alike. Food sales are driven from an upgraded restaurant offering a variety of pub classics and specialities as well as having cuisine themed nights during the season.

In addition, at the rear of the lounge bar is an attic level which houses decent sized manager/staff accommodation which also may be suitable for use as owners accommodation. This area is currently not utilised by our clients but offering bedroom, lounge and bathroom facilities.
The village of Scotlandwell is situated on the A911 approximately 4 miles west of Glenrothes and 4 miles east of Kinross. Although close to Glenrothes, the village is within the county of Perth and Kinross, close to other villages and towns including Kinnesswood, Easter Balgeddie, Kinross and Milnathort.
