The farmhouse (Rutherby Farm) and adjoining cottages (The Barn, Helm and Herdwick Cottages) are located in a peaceful village in the beautiful Eden Valley, near Penrith and the Lake District. They consist of an exclusive group of cottages situated together around the courtyard along with the farmhouse, and were originally part of a 17th Century Farm and outbuildings.

The main 3-bed farmhouse is currently occupied by the owners, but has the potential to be used as a holiday let or rental home, while the adjoining holiday cottages briefly comprises of the following :-

The first is the largest cottage (The Barn) with a double room and a twin room. It was the original animal barn and retains its oak beamed ceiling, but is now organised in an "upside-down" fashion to make the most of the views and features. It also has a wood-burning stove, a washing machine and dryer.

Helm Cottage was converted from its original use as the farm stables to the appealing cottage it is today. The spacious upper area with its fell-view consists of a king room, with an en-suite shower room. Downstairs consists of a large kitchen diner as well as a sitting area with TV, so you can keep the "chef" company in comfort !

The third cottage (Herdwick) was the original Granary when the farm was built. More recently it has been converted into the cosiest of our three cottages. Upstairs consists of a double room with an adjoining bathroom that has a bath and overhead electric shower. Downstairs, you can relax in the lounge area, or prepare your meals in the kitchen diner with its adjacent breakfast bar.

Outside is a front garden, courtyard area and parking facilities, while the rear has a good-sized fully enclosed garden with a small lower and large upper patio accessed from the house.

The Eden Valley is a destination in itself and is one of England's least populated and most un-spoilt landscapes. It has wonderful opportunities for walking on peaceful, scenic footpaths, cycling quiet lanes, visiting historic houses, enjoying the wildlife and even stargazing. It is within easy reach of Hadrian's Wall, a great family attraction, as well as the spectacular Lake District with all it has to offer and the wild walking of the Pennines. There is plenty to do even around the village and local areal - look out for red squirrels, barn owls, badgers, deer and many other animals and birds, or venture further afield into the rolling countryside of the Eden Valley with its many footpaths, cycle routes and bridleways.

The property is situated on the main road as you enter the village. It is accessed by a gated entrance and is totally enclosed within its dry-stone walls that mark out its border. The house and cottages are built with red sandstone which is common to the area.

Expansion Potential:

Rutherby Farm has the potential to be let as a holiday cottage or used as a long term rental, and of course, as is currently used as owner accommodation.
The fact that Helm Cottage has an adjoining door to Rutherby Farm means that it can be used as an additional source of accommodation for the house (a student/granny flat), a long term let, or a separate holiday cottage as is currently used.
A lot of work has been done on the cottages over the last 2 years including new doors/windows, and many internal improvements. At this point in time, there are certain improvements and potential developments such as a wood-burner in one cottage, a dishwasher in another cottage etc.
The other possibility is the continuation of making the properties more environmentally friendly with bio-mass heating/solar panels etc as well as offering B&B within the house/cottages due to the regular passing of walkers and cyclists etc.

Competition / Market:

The village has a large holiday let sleeping up to 10 as well as another smaller holiday cottage. All the owners work together and support each other with bookings when needed.

Reasons for selling:

Unfortunate ill health in the family and change in circumstances of the owners. We are also open to the possibility of splitting the sale with a combination of the house and or one or more of the cottages, or selling the cottages without the farmhouse. The business potentially operates 7 days a week for 12 months of the year, with the main business being short breaks (Mon-Fri and Fri-Mon) or weekly stays.
