We have four beautiful, homely and very unique sandstone cottages (The Barn, Hawthorn, Helm and Herdwick Cottages) which are located in a peaceful village in the beautiful Eden Valley, near Penrith and the Lake District. They consist of an exclusive group of cottages situated together around the courtyard , and were originally part of a 17th Century Farm and outbuildings.

The holiday cottages briefly comprises of the following :-

The first is the largest cottage (The Barn) with a double room and a twin room. It was the original animal barn and retains its oak beamed ceiling, but is now organised in an "upside-down" fashion to make the most of the views and features. It also has a wood-burning stove, a washing machine and dryer.

Hawthorn Cottage (originally the "piggery") is all on ground floor level which is great for people with less mobility, small children and older dogs etc (currently all dog friendly cottages). It has a large bedroom - currently set up as a twin, and a sofa-bed in the spacious lounge, so can be used for 2-4 guests. With the addition of a good sized bathroom with bath and overhead shower and a spacious fully equipped dining/kitchen, this cottage is a great and adaptable addition to the complex.

Helm Cottage was converted from its original use as the farm stables to the appealing cottage it is today. The spacious upper area with its fell-view consists of a king room, with an en-suite shower room. Downstairs consists of a large kitchen diner as well as a sitting area with TV, so you can keep the "chef" company in comfort !

The smallest cottage (Herdwick) was the original Granary when the farm was built. More recently it has been converted into the cosiest of our three cottages. Upstairs consists of a double room with an adjoining bathroom that has a bath and overhead electric shower. Downstairs, you can relax in the lounge area, or prepare your meals in the kitchen diner with its adjacent breakfast bar.

Outside is a front garden, courtyard area with ample seating, and parking facilities

There is also a spacious 3-bed farmhouse available by separate negotiation, which is currently occupied by the owners, but has the potential to be developed/utilised as a family house, holiday let or rental home with a large rear fully enclosed garden with a small lower and large upper patio accessed from the house.

This is a quiet peaceful village away from main roads, but close enough to have the advantage of being able to easily reach main routes, tourist attractions and of course the Lake District, Hadrian's Wall, Carlisle and Scotland !
It’s a spectacular part of England encompassing wild landscapes, The Lake District and the Pennine Area of Outstanding Natural Beauty, rich in wildlife and heritage with small market towns, historic houses, good pubs, fast flowing streams and mellow valleys.
The Eden Valley is a destination in itself and is one of England's least populated and most un-spoilt landscapes. It has wonderful opportunities for walking on peaceful, scenic footpaths, cycling quiet lanes, visiting historic houses, enjoying the wildlife and even stargazing. It is within easy reach of Hadrian's Wall, a great family attraction, as well as the spectacular Lake District with all it has to offer and the wild walking of the Pennines. There is plenty to do even around the village and local areal - look out for red squirrels, barn owls, badgers, deer and many other animals and birds, or venture further afield into the rolling countryside of the Eden Valley with its many footpaths, cycle routes and bridleways.

Premises Details:

The properties are situated on the main road as you enter the village. It is accessed by a gated entrance and is totally enclosed within its dry-stone walls that mark out its border. They are built with red sandstone which is common to the area.

Helm Cottage has an adjoining door to Rutherby Farm means that it can be used as an additional source of accommodation for the house (a student/granny flat), a long term let, or a separate holiday cottage as is currently used.
A lot of work has been done on the cottages over the last 5 years including new doors/windows, upgrades and improvements to the internal features such as new kitchens/bathrooms and a new staircase. At this point in time, there are certain improvements and potential developments such as the addition of wood-burners, fitted wardrobes, zip link beds to aid adaptability, and a re-designed kitchen with dishwasher in the smallest cottage
The other possibility is the continuation of making the properties more environmentally friendly with bio-mass heating/solar panels etc as well as offering B&B within the house/cottages due to the regular passing of walkers and cyclists etc. It would even be possible to utilise the garden for afternoon teas/snacks etc for local/passing trade.
Rutherby Farm has the potential to be let as a holiday let or used as a long term rental, or simply, of course, as is currently used, owner accommodation.

Competition / Market:

The village has a large holiday let sleeping up to 10 available for some of the year as well as another smaller holiday cottage. All the owners work together and support each other with bookings when needed.

Reasons for selling:

Unfortunate ill health in the family and change in circumstances of the owners has forced the move. The owners are open to the possibility of splitting the sale with a combination of one or more of the cottages, or selling the cottages with the farmhouse or the farmhouse and some of the cottages etc.. We will be happy to discuss any potential ideas with interested parties.

Trading hours:

The business potentially operates 7 days a week for 12 months of the year, with the main business being short breaks (Mon-Fri and Fri-Mon) or weekly stays.
We have also had people stay long-term whilst here for work/moving house etc.

None but local cleaners are available if required.
Years established:
The business has been running for 10+ years, with plenty of repeat custom. The current owners have operated the business for 4 years, but due to family illness, has not operated the business full time. We are also open to the possibility of splitting the sale with a combination of the house and or one or more of the cottages, or selling the cottages without the farmhouse.
