Until 2007 La Fontaine was a hotel restaurant with £100k plus turnover. We have traded as a 5 room B & B since we took over, but there is enormous potential for a dynamic team, who wish to operate a restaurant with rooms. The professional kitchen with the extensive refrigeration, wash-up area, personnel quarters, pantries etc are equipped to start cooking. As well as the rooms we have a client dining room / lounge, terraces, a balcony, car park and garden. To be developed there is a restaurant/café downstairs, an enormous barn and walk-in cellars. We have 4 rooms on the 3rd floor and a private lounge on the 1st floor. In total there is a massive 780m² of living space and 477 m² externally.

The business is situated in the busy mountain village of Olette, Pyrenees Orientales and offers 5 ensuite B&B rooms. The pink Georgian style building and trompe d’oeil mural is picture postcard pretty. Formerly a 17th century auberge, it has been extensively renovated to offer guests every comfort while exploring region. Its thick walls keep it cool in summer and cosy in winter. This spacious house has been lovingly renovated since we, the English owners, bought the property in 2007.
Links exist with nearby popular tourist attractions, hot thermal baths, major walks, world heritage sites and the tourist train means that the B&B attracts year round clients and is a profitable business despite the economic climate. We are accredited by the Parc Naturel regional des Pyrenees Catalanes, whose head office is based in our commune and brings many guests to la Fontaine. Its location also attracts international guests, 26 different nationalities were recorded last year. Walkers, nature lovers, skiers, gourmands, spa lovers, riders and mountain lovers all visit. Competitors, both hotels and restaurants are few and far between, 20k uphill or 14k downhill.
The business is set over 4 floors and has comfortable, spacious accommodation with mountain views. Guests have a large lounge/ dining room and several terraces in which to relax. It currently has License III.
Olette’s microclimate has year round sunshine and warmth. The village has an artisan boulanger, butchers, medical centre, a pharmacy, a school, a café bar and a post office – all the necessities for both guests and owners need.
Fully equipped with everything in its large commercial kitchen from ovens to pots, pans, furniture, industrial washing machine, linen and glasses, crockery etc – once the keys are handed over, you can open the doors, for guests that very day.

This ancient Catalan auberge in the southeast corner of Pyrenees offers great development potential. There is scope to open the building as a hotel, auberge or a more informal tapas bar with rooms or remain as a friendly B & B – are you ready for the challenge and adventure? The turnover was in excess of £100k in 2006!
We served 900 meals annually( €25 a person)in the first few years. We have not served meals for the last 2 years, so operating a limited food offer gives great potential.
If you wish to run a restaurant ,due to its location, the income potential is large, as the previous owner had a restaurant income alone of €100k.
Competitors, both hotels and restaurants are few and far between, 20k uphill or 14k downhill.
Retirement and the desire for a quieter life
The business currently closes from October until Easter ( we have chosen to operate fewer months and lose profitable winter income due to our age.) Breakfasts are served between 7.30am and 9.30am and departure time is 11.00am
