There is scope to create another guest bedroom should the buyers wish to do so or to expand the personal accommodation. The present owners consider that there is a market for an outside catering operation, especially for the business sector for Gourmet lunches.

Competition / Market:

The guest house is set in one of the most lucrative positions in Caernarfon within the walls of the castle, where there is three other 4 star guesthouses, a 5 star guesthouse and 1 three star bed and breakfast. Also in the town there are 2 budget hotels, a three star hotel, a back packer hostel and the three star Black Boy Inn, the oldest Inn in the area. The relations between the local guesthouses/hotels are excellent and much mutual recommendation and referral happens. There are a number of other guesthouses of varying star rating in and just outside Caernarfon but they do not enjoy the lucrative location of Cartref, which position attracts a lot of passing trade in and out of season. Cartref also has potential to offer evening meals by request and would be one of only a very limited number of guesthouses doing so in the area.
