Initial enquiries with a view to purchasing a boarding kennel/cattery

We are interested in purchasing a boarding kennel and/or cattery. We have a property which we own 60% of, the other 40% is the mortgage. We could put down a deposit of around £20K but would want to purchase something to a maximum of £600K and use our home as collateral (we could either rent it out or attempt to sell it (but difficut in current market)).

We would both wish to run the business so neither of us could support the business by working elsewhere.

Would any broker be interested in advancing us a mortgage based purely on the business turnover and profit?

It is impossible for anyone to give you a definative answer without knowing the profitability, amount of equity in your home etc.

Before you take this enquiry any further, I suggest you establish whether is essence your finances stack up by contacting a reputable commerical finance consultant.

If you are buying via a business agent, he will probably be able to recommend one, if not simply contact any good business agent and they can put you in touch with one.

Hi instead of purchasing a boarding cattery have you thought of using you own property and start from the begining that way you will only have to build you pens and get your lience, but of course you would have to contact the council for their views and look at what neibours would think , dogs would be very noisy but cats not so and you don`t have to walk cats, look at what boarding kennels/catteries are about in your area.

Having owned and just sold a large Kennels and Cattery I would not start one from scratch, it would be a huge project. I agree with the first post BUT be very very careful when employing a professional broker to find a mortgage for you. Some brokers charge a fee, say 1% of the mortgage; be very very careful the fee does not becomes due on mortgage offer only, make sure the fee is due after the mortgage has completed, could be very costly if the mortgage lender changes its mind which it did with my business last year!!

i note you said you had run a large boarding kennel. I may soon be taking over a pet shop[ which is facing stiff competition from a supermarket and other pet shops). to turn it around i am looking at ways to increase its turnover / customer base. To a degree I would be going into wholesale on a small scale. as part of that plan i was thinking that i could approach and supply boarding kennels.( SMALL MARK UP BUT REGULAR SALES) Would a small business be able to muscle into this sort of customer in your opinion. ?
