The property lies in the department of Correze, an area that is surrounded by three national parks. It has been called the Canada of France. In Corrèze you can find tranquility and connection with nature. Densely forested hills are traversed by deeply incised valleys of the rivers Dordogne and Corrèze and among the hills are numerous lakes and apple orchards.

Corrèze has a rich history visible in the many medieval villages and castles. Central in the region lies the Plateau of Millevaches, a cool highland with various springs from where streams and rivers originate. It has a varied climate; the summers are hot, autumns often pleasant, winters can be cold and March and April can be quite rainy. Generally, there is little wind.

Corrèze is part of the Limousin, a region which is rich and diverse and includes the department of Creuse and Haute Vienne. The population density in rural areas is about 25 inhabitants per km². It lies approximately 300km from Paris, the Atlantic coast near Bordeaux and the Pyrenees in the south. To the east the boundary is formed by the Massif Central mountains, where in winter, skiing is possible. From the mountains of the Massif Central, the river Dordogne flows through Correze to the ocean.

Besides the Dordogne, Corrèze has a number of reservoirs. The 4,000 acre Lac Vassivière in the north is large enough for sailboats. Tulle and Brive with 16,000 and 50,000 inhabitants are the two main cities in the Corrèze. Beef cattle and wood are a major source of income for this area. Due to the absence of industry or large scale agriculture, Corrèze has the best air quality and the 4th best water quality of 95 departments in France according to Le palmarès de l’écologie, 2014.

It is well positioned in the centre of Europe with easy access from the north via Paris and the south via Toulouse both connected by train to Brive-la-Gaillarde with bus services to the local village. The ideal aspects of its location make it the perfect site for this landmark eco village.

Located in the eastern Dordogne, in the Limousin region of central France, an area of outstanding natural beauty. It lies 500 metres above sea level, in the heart 13 hectares of parklands and forests, in the midst of quiet, deep-green nature, surrounded by hills & mountains, forests & lakes. This 17th century chateau can currently accommodate 20 people with 9 bedrooms and 4 bathrooms. It has been restored with soft furnishings and original antiques and has a large swimming pool with a UV cleaning system.

The chateau itself is a rare example of a Templar chateau in original condition and contains many artifacts dating back 400 years. It was purchased by the present owner twelve years ago, from the last baron of Cautine as he passed away. The original price was €810k and over €350k has been invested into this beautiful property since then.

Planning Consent:

Following 5 years of work and investment, outline permission is in place at both the departmental level and local level (Department of Planning, Correze and the Commune of St Privat) for the development to proceed. This is an extremely rare outcome due to the fact that the property is situated in an area of special environmental preservation under the ‘Loi de la Montagne’. It is also listed as a site of ‘patrimony’ in France although the chateau is not a listed building.

Detailed planning permission will be submitted in February, 2017 for an outcome in June. This permission cannot be refused as we have already gained global approval for the project and this application is for the services, access and house designs. Preliminary informal approval of our plans from ‘Batiment France’, who are the guiding members of the planning board, has already been given. The statutory time frame required by law for approval process is 3 months maximum.

The local commune and mayor have invested funds in the initial studies and strongly support the project.

In the first stage, there are 14 houses planned. Our architect, a specialist in ecological design, has created a ‘tiny house’ specifically for this site to blend into the natural and historic landscape - ecological, aesthetic and off-grid. The house is modular and between 30-50 square metres. Turnkey prices will range from €90,000 to €150,000. In the second stage, a further 9 houses are planned: 5 hobbit houses and 4 terraced houses.
