Carcassonne needs no introduction as a tourist destination: the UNESCO World Heritage sites of La Cité and the Canal du Midi attract visitors all year round. This property lies within the commune of Carcassonne itself, a few kilometres east of the main tourist attractions, away from the noise and traffic but near enough for foot and cycle access.

The second 'gite' and the three studios are not accessed through the courtyard but through a separate entrance on the street behind. This makes them independant of the owners' house/gite area and pool. The gite is a spacious one-bedroomed cottage with a big terrace out front. The studios are self-contained one room flats with kitchen corner and bathroom. Two of them have a mezzanine floor with extra bedroom; the three studios have access to a walled courtyard with barbecue facilities.
The pool is is a purpose-built oval affair of around 12 metres length. No liner or tiling but a special 'natural' finish giving a unusual green-turquoise colour. The pool-house is a garage which is also used as an artist's studio.
Finally, the winery courtyard is a delightful space with shady trees and any number of outdoor terraces and patios.
The business is run in a fairly haphazard fashion at the moment: the owners prefer to let the studio gites on monthly leases (to local students) rather than on weekly lets to tourists. Buyers with a more international outlook (and mastery of the English language) could expect to exploit the ever-increasing demand from the Asian market to let these units to Japanese and Chinese guests throughout the winter months on weekly leases.
This is a well-kept and interesting property in an excellent location which should be generating over €100k pa. It just needs the right person to take it to the next level.
