Business description
Situated in the Snowdonai National Park, Plas Isa sleeps 24 people and is popular with mountain bike and walking clubs, Duke of Edinburgh groups, family get-togethers, corporate and adventure groups etc. Many groups return on an annual basis.
Close to popular walking and mountain biking routes, with other adventure facilities nearby.
Property information
- Location:
- Plas Isa is situated in Dolgellau town centre and within Snowdonia National Park. It is surrounded by a good choice of pubs, restaurants, cafes and shops. Cader Idris and the surrounding mountains offer walkers and climbers many opportunities. Coed-y-Brenin forest park, which can rightly boast some of the best mountain bike tracks in Britain, is only 7 miles north on the A470, and there are many other cycle routes including the traffic-free Mawddach Trail from Dolgellau to the nearby beach resort of Barmouth. There are many other activities in the surrounding area including pony-trekking, and the Tryweryn white- water centre only 20 miles away with its world class white water.
- Premises details:
- Plas Isa is a town house, dating from the 16th century, which has been carefully renovated to retain all its old charm whilst providing spacious, comfortable and user friendly accommodation. The house has a large sitting room / TV room; a fully equipped kitchen with gas cooker, microwave, fridge- freezer and seating for 16. There are four bedrooms each sleeping four people, and one sleeping eight. There are 5 showers, 5 toilets, and a games room with a pool table. The boiler room is also used for bike/equipment storage for the groups.
Other information
- Expansion potential:
- Plas Isa is generally fully booked on weekends with occassion use midweek. Due to other business interests, we have not targetted midweek bookings but there is scope to attract school groups, older walking groups and youth groups who would probably take advantage of reduced midweek prices.
- Competition / Market:
- There is a bunkhouse nearby that sleeps 16 but does not have communal eating facilities or bike storage. We often pass on our excess business to them. Other group accommodation/bunkhouses are outside of the towns, so it is more difficult for the groups to utilies the amenities such as pubs and restaurants with driving.
- Support & training:
- We can pass on our mailing lists, website and procedures etc.
- Reasons for selling:
- Returning to South Wales to be closer to family
- Furniture / Fixtures value:
- £10,000 (included in the asking price)
