Situation
The small village of Ardler is located close to the town Cupar Angus and is surrounded by lovely countryside. The area is known for its rich farmland and for the growing of soft fruits such as strawberries and raspberries. The village itself has expanded with a new private housing estate having recently been completed. The village is within easy reach of towns such as Forfar and Blairgowrie with the cities of Perth and Dundee just half an hours’ drive away. For residents both primary and secondary schooling is at nearby Cupar Angus.

The current proprietors have owned The Tavern since January 2005. They have undertaken a total refurbishment of the property changing the style of operation to its profitable and successful current format. While the business is showing excellent levels of profit it has still much potential as a limited food menu is offered at weekends during the daytime only. There is undoubtedly demand for a more comprehensive menu at lunchtime and in the evenings. The bar is popular with both locals and from people from the surrounding villages opening in the evenings during the week and all day at weekends. There is also a lovely beer garden to the rear which is popular during the summer months.

The Tavern was originally 2 cottages converted and extended to form the current business. There are 2 entrances with one from the front and the other from the rear where the car park is located. There is a modern well equipped kitchen with fitted units. Behind the bar is a beer cellar giving a short “pull”. For customers there are well appointed Ladies, Gents and disabled persons toilet.
External
To the rear is a paved beer garden. Beyond this is another garden area were addition seating is provided. Also to the rear is a customer car park and 2 garages.
Owners House
The owners house offers modern well appointed accommodation. It is laid out to offer 2 Double bedrooms(master en-suite), office(or 3rd bedroom), Kitchen, Bathroom and a Lounge with balcony overlooking the garden.
