There is a lot of demand for this sort of two-person accommodation in the region as more and more people flee the standardized French hotels and seek somewhere original and private. Each of these gites let for over £500 per week in summer.
All the furniture, fixtures and fittings in the gites are included in the sale.
What is the potential?
Firstly, this is sold as a going concern: the gites have been let out for over 10 years, have their own website and have taken bookings for 2012.
The main house could easily be transformed into a Bed & Breakfast. It is empty, clean and ready to furnish and decorate. At least thyree of the four bedrooms could be given over to guests while the new owners use the fourth. This sort of property in this sort of region can command upwards of 80 euros per night for Bed and Breakfast. Meanwhile... one could be converting the barn into either another gite or the owner's personal residence.
With the gites bringing in over 25,000 euros each summer, and the B&B around 6,000 (the first year) rising to around 20,000 over the year, the estate could create an income which would cover all costs and provide for a simple lifestyle in one of France's most beautiful regions.
