Situation
The town of Kirkcaldy is located in the kingdom of Fife on the shores of the Firth of Forth looking towards Edinburgh and the East Lothian coast. It is one of Fife’s major commercial towns with a population of around 47,000. The capital city of Edinburgh is around 40minutes away either by car or train. Kirkcaldy has excellent amenities including golf courses, leisure centre, ice rink and 4 secondary schools. There are also some on the east coast of Scotland’s best beaches close by.
The Business
St Clair Tavern is one of Kirkcaldy’s best known licensed businesses having been run by the current proprietors since 1991. Now on the market as the owners wish to retire the business offers income from all sectors though there is still substantial potential in developing the catering side of the business. The function suite is very popular with functions booked most weekends. However, virtually no marketing is carried out to promote the business with most of the trade coming from regulars or “word of mouth”.

The Property.
