Location:

Regional Shopping Centre location. 24 million shoppers pass though Lakeside every year to visit the 280 shops there. Over 52% of shoppers stay in the centre for more than 2 hours. There are also more than 6,000 employees working at Lakeside. The Coffee Republic unit is in a prime location in the main mall opposite the Apple Store.

The second unit is in a business centre set in a stunning parkland, the capitive trade is growing and the cost base is very low.

Expansion potential:

Neither site has been heavily marketed and both would benefit from a sales focus. The Lakeside unit has recently introduce fee WiFi and sales to Lakeside's 6000 employees could be more developed. The business centre outlet has recently acquired an alcohol license to capitalis on the outside seating for the summer and is developing a second revenue stream providing meeting room catering.

Competition / Market:

The market is growing by 8.9% (CAGR) and is expected to reach £1.4 billion by December 2008. Branded chains are expected to account for 35% of the market by 2008-2009. Coffee Republic has a fantatsic brand perception and is growing rapadly and now has over 100 UK bars and many more concession outlets. The Deli concept means that food is prepared freshly on site each day and not prepacked a big advantage over the three other major chains.
