Forres, in Moray is situated just off the A96, about 23 miles east of the Highland capital Inverness and a 90 minute drive from Aberdeen. Within walking distance of the property are Forres’ impressive parks and gardens with outstanding floral sculptures have led to many awards from the prestigious Britain and Scotland in Bloom competitions. A Royal Burgh since 1140, Forres is one of Scotland’s oldest towns, and also one of its most attractive which is steeped in history. The area is fashionable as a residential location but is also popular with tourists. Forres makes a great base to explore the beautiful Moray Firth region which has something for everyone’s taste; historical monuments, museums, castles, visitor centres, walking, cycling etc. The town has a long established history with whisky distilling and being on the Whisky Trail; Dallas Dhu Distillery which lies just south of the town is no longer in production but is maintained in working order by Historic Scotland. Benromach Distillery is an active distillery with a visitors’ centre and is located just off the Forres bypass. There is a 18-hole golf course within walking distance of the property plus many others within a short drive.
The Moray coast has some stunning white sandy beaches; the most notable being at Findhorn and Culbin Sands Nature Reserve. The River Findhorn just to the West of the town is a famous salmon river but also plays host to a range of river activities to include white water rafting, kayaking etc. The wide ranging countryside offers fantastic walks. Cluny Bank benefits from trade generated throughleisuee, business and family visits and has an outstanding reputation for hospitality and food. This thriving town has a growing population with almost 15,000 inhabitants. Housing developments grow at a pace to the south to the Town. Two miles north east of Forres is Kinloss Barracks, home to 39 Engineer Regiment. Local amenities including schooling, social and welfare facilities are of an excellent standard.
A Victorian Manse built in the 1860's, it is one of the most distinct architectural buildings in the area. The building is located on the bank of Cluny Hill in one of the finest residential areas of Forres and within walking distance of the town centre.
The current owners purchased the property in 2006 and have tastefully refurbished all the public areas and guest accommodation in the last few years.

The Bar-Lounge currently seating about 15 guests and can accommodate about 25. The bar servery is well stocked with spirits, malt whisky, wines, soft drinks and has two draught pumps. It is a lovely relaxed area for guests to have a pre/post dinner drink or read during the day.
The Restaurant currently seats 16 guests as standard but parties of 24 have been accommodated with the current ownership.
Guest bedrooms - Currently 7 in total with the property accommodating 12 guests. All rooms are ensuite.
Toilets - ladies and gents toilets are available for use of guests and non-residents.
Non public area include an office, beverage area, pantry and kitchen equipped with a 6 ring gas cooker, salamander grill, hot cupboard, dishwasher, work top fridge, with stainless steel work surfaces and 2 wash-up sinks.
Back-up area include a laundry room, towels are washed and dried on site, with industrial washing machine and dryer, a laundry storage area, there is also an area with chest freezers and catering fridges. Another room is used as a storage area.
The current owners occupy the top floor that has two bedrooms a dressing room and a bathroom, these rooms were previously used as guest accommodation. There is a further small ensuite room that is not used and the current owners have a mind to use it as an extension to the bedroom next door to accommodate children. Another room, which is not ensuite, has been used for staff accommodation with a private bathroom located just down the corridor. Lastly there is a large living room which is currently used by the current owners but could be utilised as another public area.
